Unit Occupancy

• Per Fair Housing Guidelines, two persons per bedroom are allowed
  

Application Process

• Process for determining acceptance or denial of a rental application
  
  
• Each applicant 18 years or older must submit a separate application
  
  
• Applicants must authorize a credit and criminal background check
  
  
• Provide Photo Identification
  
  
• Provide Written Verification of Income
  
  

Rental Criteria

Income

• Gross income must be at least 3 times the rent

Credit and Criminal Background Check

• A credit report will be run. Credit worthiness and payment histories will be assessed.  A minimum credit score of 600 or above is required.
  
  
• A criminal report will be run. Any Felony criminal activity may affect your application’s acceptance

Rental History

• Verifiable rental references

Additional Security Deposit

• A larger security deposit (up to 2 times the rental amount) may be required depending on rental history.  A larger security deposit does not excuse the income and credit score requirements.

Crime Free Disclosure

• Federal Law and the U.S. Controlled Substance Act prohibits any possession, sale, consumption, distribution or transportation of a controlled substance. Any and all drug activity is prohibited and will result in the termination of your tenancy.
